Our client purchased an existing nursing home to be remodeled and modernized for senior living. Certain aspects of the site layout caused operational, aesthetic, drainage and user-experience issues that we helped our Client address and permit with the City of Georgetown.
We were able to minimize costs by pursing a "Minor SDP" instead of a more in-depth full SDP. We designed around multiple heritage oak trees to create a parking & driveway layout that was more intuitive and attractive to the users, added accessible access features to the site, and helped address some minor drainage issues.
City of Georgetown code required us to grant a 15 foot easement to public utilities, putting at risk existing trees and the potential for an electric utility to place unattractive overhead lines on the site's frontage. We instead garnered support from Georgetown staff, and the utilities in the area, and pursued a public subdivision variance from the City of Georgetown Planning and Zoning Commission, which was granted unanimously to secure the Clients vision from future negative impacts.
